As a Member State of the EU, the UK was required to implement the requirements of the Energy Performance of Buildings Directive in full by January 2009. As a result a number of Government initiatives, some in the form of grants to improve the Carbon footprint of Residential and Commercial properties.
There is evidence suggesting that ' green ' propertys may offer considerable benefits to the occupiers and owners, which in time could be reflected in the property values.

If a Trading Standard Officer requests an EPC for the building either Constructed, Sold or Let and the person responsible, Builder, Owner or Landlord and that person does not produce one within seven days then they will be liable to up to 12.5% of the rateable value of the property. This also applies to if a potential buyer requests to see the EPC for that particular property.
